Visual Inspection:

Only done if the inspector finds visual hazards

Before any samples are taken, our Inspector will conduct a visual inspection of the property. Hazards include any damaged paint, such as chipping, flaking, scaling, holes, and peeling. The visual inspection will also be conducted on the interior and exterior of the building and the exterior of any accessory structures built prior to 1978 that are on the same plat and lot. Any binding friction/ rubbing surfaces, such as doors that stick, will be considered a hazard unless the door and assembly surfaces are unpainted.  If there are any visual hazards on the property, the client will receive a Field Report noting where the hazards are located and will have 30 days to rectify the hazards and have the inspector come back to complete a new full inspection that includes a new visual inspection to make sure the work was completed and completed correctly, and then lead dust samples will be taken.

Price range 125-150 per unit

Full Lead Inspection:

Visual Inspection and Lead Dust Samples Taken

Our Inspector will conduct a visual inspection of the property this includes exterior of the building and the exterior of any accessory structures built prior to 1978 that are on the same plat and lot. The inspector will then conduct a visual inspection of the interior, ensuring every painted surface is intact. If the Inspector finds no visual hazards on the property, the inspector will then take lead dust samples inside the unit, any child’s bedroom, and any common area shared. Those samples will go to a lab and can take several business days to get the results. If the results pass, a certificate will be issued and then emailed to the client. The certificate will automatically sync with the public database and Landlord Registry on the Department of Health’s website. If the client has not already registered on the Department of Health’s website, we strongly urge them to do so, as registering the rental property is part of the requirement by the state of Rhode Island.

Price Range 200-275 Per Unit

Retest Inspection:

Retesting Unit after Failed Lab Results

If, once the lab results are received and there are samples that did not meet with the current Rhode Island set guidelines of what is deemed acceptable, the inspector will have to retest. We will notify the client about which samples failed and the best course of action to remedy the situation. The Client will then have 30 days to correct the hazards and have the Lead dust samples retested and sent to the lab.

Price Range 125- 165 per Unit
